Reporting to the Irish Operations Director the role, requirements and personal specifications for the position of Project Director are outlined below:
Key Responsibilities:
- Responsible for understanding the key deliverables for the DC project. This will require in depth knowledge of each stakeholder responsibility, including the ultimate client, employer’s agent, professional team, main contractor, FM provider and any other supply chain subcontractors.
- Ensure that during the design process all key interfaces of the above get concluded to ensure success within the construction phase.
- Operate and maintain a risk register through the life of the project.
- Particular emphasis to be placed upon any conflict taking place following the RDD process, ensuring this is resolved by protecting the company’s contractual obligations.
- Seek to ensure that all document submissions are reviewed and approved prior to commencement of works on site which will de-risk the project.
- Ensure the third party information received is reviewed and assessed for any change. The change control process needs to be managed ensuring commercial risks and cost recovery can be progressed on an ongoing basis.
Key Operational Responsibilities:
- Comply with Designer Group’s Quality, Safety and Environmental Systems including monitoring and maintaining site documentation.
- Comply with Designer Group Policies and Procedures throughout day to day working.
- Responsible for the operational delivery of the Vienna Project.
- Managing the designated site team and dealing with any people management issues
- Managing and maintaining Designer Group standards at all times
- Formulation of procurement schedules
- Creation and management of a procurement strategy for the project
- Value engineering
- Development of design and build deliverables from specification
- Development of contractor design portion from specifications
- Production and review of technical submittals aligned to spec etc.
- Packaging of works/ procurement - including preparing order and subcontract packages including analysing costs and making recommendations for ordering.
- Cost control at all levels
- Commenting, control and review of Designer Group drawings
- Monitoring of production through from pre-construction to construction
- Planning, forecasting, preparing, monitoring and producing reports, programmes and the like (internal and external)
- Avoiding corrective actions
- Managing and Input to completion deliverables (O&M etc.)
- Ensuring Designer Groups best interest are always taken care of
- Ensure daily records and written records are kept at all client meetings
- Managing daily/weekly deadlines as required ensuring milestone achievements are communicated
- Other duties that may be directed to carry out.
You will also need to ensure the project team deliver in the following key areas:
- Supervise and direct operations on M&E Projects, ensuring projects are completed safely, to a high-quality standard, on time and within budget.
- Producing and issuing programmes, detailing labour histograms, milestones etc, as required.
- Design development, value engineering, pre and post contract commencement.
- Scheduling budgets, achieving targets, identifying variations and changes. Closely monitor the usage of materials and resources on projects.
- Manage all aspects of programming of works and monitoring building progress; specified and alternative equipment submittals, compliance with regulations and issue weekly progress reports.
- Supervision of personnel on site.
- Ensure PM or Site Supervisor plan all labour and material requirements at least two weeks in advance, ensuring adequate stocks/materials are available on site at all times.
- Co-ordination of installation.
- Review design process to ensure that installations are fit for purpose.
- Ensure weekly progress reporting are issued, for example RFI’s, procurement schedules, technical submittals, program responses, critical date, identification and any documentation that is specific to projects which you are involved in.
- Ensure the PM/Site Supervisor takes full responsibility for organising, checking and controlling plant and material movement
- Liaison with clients, main contractors and other trades personnel as and when required.
- Actively seek out meetings and build relationships with consulting engineers, designers, architects and relevant project team personnel.
- Attendance at all project related and management meetings.
- Hold regular progress meetings with both the design team and sub-contractors and oversee and execute the effectively control and use of both labour and materials on projects.
- Monitor to ensure the installations are ready for commissioning on the due dates and manage commissioning so that no liquidated damages are incurred on any projects.
- In conjunction with Commercial Manager ensure lists of variations are compiled and issued in accordance with project/contract requirements.
- Issue monthly valuations on projects.
- Have a full understanding and knowledge of the financial status of projects.
- Close out project successfully and to budgeted profit levels.
- Be responsible for implementing Designer Group Health and Safety Procedures, and reporting to the Company’s Health & Safety Manager.
Other Responsibilities:
- Working with and utilising all support functions within the business including Pre-Construction/Design/Procurement/Commercial/HR/Finance etc.
- Looking at new initiatives to introduce into the project ensuring DG continue to operate more efficiently.
- Build good solid working relationships with clients both current and new ones, ensuring repeat business.

- Able to demonstrate success working in a similar role within the M&E industry for a substantial period of time.
